Architectural Review

This is a reminder to all Wildernest property owners that all exterior modifications,including re-painting, re-roofing, re-siding, deck expansions, driveway modifications, landscaping etc. must be submitted for review and approval to the Buffalo Mountain Metropolitan District (BMMD). After review, BMMD may approve, mandate changes, or reject the project on the basis of non-compliance. It is critical that property owners contact BMMD during the initial planning stages of a project to avoid costly changes later if it is found that the project does not comply with the BMMD Protective Covenants.

Prior to any property sale in the Wildernest subdivision, title and escrow documents identify the existence of the Wildernest Protective Covenants. Established and recorded in 1969 and 1971, the BMMD Protective Covenants declare certain limitations, restrictions and uses, upon all properties located within the subdivision. These Covenants are made to keep the subdivision desirable, attractive, suitable in architectural design, materials and appearance; all for the mutual benefit and protection of property values.

All projects will be evaluated for approval based upon the following general criteria:

  • Compliance with BMMD Architectural Guidelines
  • Harmony of external design to neighboring and other structures throughout Wildernest
  • Fitness of proposed structure to climate of the area
  • Proposed change(s) adhere to easement restrictions and accepted bulk and height relationships
  • Summit County permit requirements

​Property values in Wildernest are affected in part by the exterior appearance of each property, as well as, the subdivision as a whole. When contemplating re-painting/staining, each owner should take note of current color trends. Re-painting the property the same color that was trending 20 years ago may not be the best choice to boost your home's value. Consult with local developers, architects, or real estate agents to determine colors that bring the highest return on investment.
