Protective Covenants

 

The district oversees upholding the protective covenants that aim to keep the district safe and clean. Here’s a summary of the key points:

  1. No Dangerous Activities: Activities that can hurt people or damage property, like open fires or using weapons, are not allowed.
  2. Taking Care of Landscaping: Property owners must keep their yards neat and healthy. Dead or diseased plants need to be removed quickly, and any landscaping changes must be approved.
  3. Managing Trash: Trash must be kept in proper containers and only put out on collection days. If a property has issues with securing trash, they might need bear-proof containers.
  4. Parking: Vehicles can’t be parked on unpaved areas, the road or the right-of-way. Recreational vehicles, trailers, and boats may not be parked in the front yard, driveway, or setback. 
  5. Storing Items: Items should not be stored in front yards or setbacks, except for firewood which must be neatly stacked.
  6. Fences and Screens: Fences and screens need architectural review approval before being built. 
  7. Dumpsters: Dumpsters need to be in enclosures to hide them from public view. 
  8. Signs: Signs must be professionally made, well-maintained, and follow size and placement rules. 
  9. Building Modifications: Any changes to the outside of buildings, additions of bedrooms, or bathrooms needs approval. 
  10. Temporary Structures: No temporary structures like tents, trailers, or sheds are allowed without approval.
  11. No Livestock
  12. Enforcement: Any violations will be communicated via email; owners will get a notice to fix the problem. If they don't, they will have to pay fines. Repeated violations can lead to more severe penalties. The district can also take immediate action for serious issues.
